We offer a personal service, with a dedicated Property Manager who will respond to any emergency in a proactive manner to ensure both the problem is repaired or replaced in the most cost effective way and your tenants are not too inconvenienced during the process.

We also offer all our clients a 24 hour emergency call out service if required, to minimise any potential defects to the property at an early stage thus protecting the fabric of the building from further damage.

Additional pre tenancy guidance under the management service:

  • Pre tenancy guidance to ensure we are achieving the best rental value possible
  • Proactive property maintenance – as opposed to reactive
  • Gas Safety Regulations – CP12 Mandatory requirement to be carried out by a Gas Safe Engineer – we also suggest a boiler service at this stage
  • Portable Appliance Test (PAT) all electrical appliances must be safe and display the CE marking – compliance with EU legislation
  • Electrical Installation Condition Report (EICR) valid for 10 years from the initial installation which checks the hard wiring of the property and RCD. Carried out by a registered electrical engineer who is a member of a recognised industry body; NICEIC, ELECSA, NAPIT
  • Smoke Alarms – mandatory requirement we suggest a lithium battery as this has a life span of 10 years
  • Carbon Monoxide Alarms – mandatory requirement to fit a CO2 monitor in all rooms with solid fuel appliances or open fireplace. We also suggest one is fitted next to a gas boiler
  • Asbestos – this is now a banned substance as it can cause serious health issues. If present, we suggest an Asbestos Survey prior to letting your property out as it is only dangerous if damaged
  • Legionella – If a property has been unoccupied for 14 days or more, prior to the new tenancy every water outlet must be run for 3 to 5 minutes to rid the system of any stale water. The HSE have now updated their recommendations and for properties which have swimming pools, hot water tubs, saunas etc a risk assessment must be carried out
